Access Statement


  1. Crockerton Lodge is a 2 bedroomed self-catered holiday lodge located within the village of Crockerton. The village is situated close to the Longleat Estate (Stately Home and Safari Park).
  2. The Lodge is adjacent to the owners house, Broadmead House, which at the closest point is approximately 12 metres apart, with a further outbuilding approximately 10 metres apart from the Lodge.
  3. There is shared access down a tarmac private drive which becomes loose gravel at the entrance to Broadmead House and the Lodge. 
  4. The Lodge has dedicated parking for 2 cars, outdoor space and enjoys rural views over open countryside. The parking spaces are immediately outside the lodge on loose gravel.
  5. The Lodge is a timber framed single storey building with access through either the front or side door.
  6. Wheelchair access to the front door would be over a low level single wood decking step and the door frame step. The side door has a single paved step and the door frame step. The front door has a double opening door (each door approximately 80cm wide), the side door being a standard single external door width (c75cm).
  7. Internally the Lodge has a level floor throughout with all internal doorways being c75cm wide.
  8. The Kitchen has standard height worktop (c90cm) with cooking (low level oven and worktop height hob) and a worktop height sink and drainer.
  9. The Bathroom has a walk in shower, the shower tray step being c18cm height.


  1. The Lodge is located off Broadmead Lane, the private drive access marked as Broadmead House.
  2. Crockerton is located on the A350 approximately 2 miles south of Warminster and the A36 Salisbury to Bath road, and approximately 6.5 miles north of the main A303 holiday route.
  3. Local shopping facilities are found in Warminster although there is a closer mini-market at the Longbridge Deverill BP service station (approx 1 mile).
  4. The nearest Railway station is Warminster (2.5 miles with access to London Waterloo), the next being Westbury (8 miles with access to London Paddington).

Pre - Arrival

  1. The Lodge will be available from 3pm on the initial day of the letting.
  2. Keys will be available from a key safe or from the owner’s house.
  3. Parking is directly outside the Lodge on the gravel drive way with graveled access to the Lodge.

Front Door Entrance

  1. External motion sensor lighting.
  2. Two 750mm/29.5 ins inward opening doors with a small step and added small step on to wooden decking outside. Vinyl mat well inside door.
  3. The Front door opens directly into the open plan lounge, dining and kitchen area.

Lounge and Dining Area

  1. Lounge seating comprises a 3 seater sofa and 2 chairs.
  2. There is a digital TV with a Freeview channels (Freeview light) and a DVD player.
  3. Dining seating comprises a dining room table (c80cm high) and 4 chairs.
  4. Lighting comprises natural light through 3 Velux roof lights, overhead lighting and reading lamps.
  5. Short pile carpeting.

Kitchen Area

  1. Modern kitchen units with worktop over and single drainer sink. Additional spotlight lighting.
  2. Integrated fridge (with small ice box), dishwasher, single low level oven, 4 ring halogen hob, extractor fan, microwave, toaster and kettle. All appliances are electric.
  3. Crockery, cutlery and cooking equipment is provided.
  4. Vinyl flooring.


  1. Internal Doors provide 75cm width access.
  2. One large bedroom with standard size double bed, single wardrobe, chest of drawers, bedside cabinet. Separate sofa bed.
  3. One bedroom with 2 single beds, single wardrobe and bedside cabinet.
  4. All bed linen is provided.
  5. Short pile carpeting.


  1. Internal door provide 75cm width access.
  2. Spacious bathroom with toilet, full size bath, separate large shower compartment (18cm shower tray step), basin, over basin mirror with shaver socket, electrically operated towel rail.
  3. Separate cupboard housing washing machine with integrated dryer.
  4. Towels will be provided.
  5. Laminate flooring and spotlight lighting.

Side Yard / Patio area

  1. Reasonably level open yard / patio area of approximately 5 metres x 5 metres.
  2. Access from front graveled area or from side door from Lodge (2 steps).
  3. Open views over adjoining countryside.

Additional Information

  1. Electric night storage heating throughout with an added portable electric convector heater in the lounge area.
  2. Side lobby with coat hooks and storage space. Laminate Flooring.
  3. Level flooring throughout the Lodge.
  4. Wi-Fi available within the Lodge, but cellular phone reception can be poor dependant upon operator.
  5. A fire blanket and separate powder extinguisher are located within the kitchen area.
  6. Two smoke detectors and a carbon monoxide detector are installed.
  7. Fire escapes represent the front and side doors together with opening windows in both bedrooms and the open plan living area.
  8. Local tourist attraction brochures are available within the Lodge.
  9. Smoking is prohibited within the Lodge.
